Selling your cooperative home
When you want to sell your cooperative home, the process is typically:
The board/management is informed of the sale
Any requirements (electrical/plumbing checks, etc.) are clarified
Key information forms are prepared
The home is put up for sale (with or without an estate agent)
A buyer is found and a transfer agreement is signed
The agreement and documents are approved by the management
The purchase price is paid via the association
Meter readings and handover are completed
Any defects are then handled, and the sale is completed with a final settlement. Individual associations may have special conditions, so always contact the management if in doubt.
State of repair / Minor defects threshold
As a general rule, cooperative homes are taken over with normal wear and tear. They are not presented as newly renovated.
Minor issues such as scratches, loose handles or ordinary wear from use are considered trivial and do not normally give grounds for a claim.
Only significant defects, illegal installations or hidden defects can lead to claims against the seller.
The management typically only handles cases of a certain size, and defect claims will often be a matter between the buyer and the seller.
